Property prices: housing, even in modest suburbs, is increasingly expensive.

"For many people their home is their greatest asset, and for that reason strong property prices are important. But for too many young families the dream of purchasing and owning a home is becoming out of their reach," Pat Conroy.

Government services: Shortland has struggled to retain office fronts for Medicare and other government services.
